    Student Lease Specifics

    Welcome to your new Apartment or Condominium unit!

    Please read your signed lease agreement. Most of the information you may be looking for is included in the lease. You may contact the office between the hours of 9:00 to 5:00 at 434-296-9128 if you should have any questions.

    Rent

    1. Rent is due on the 1st of the month with a grace period until the 5th. After the 5th a $25.00 fee plus $2.00 a day
      will be charged to your rental account.
    2. Rent shall be paid with one check covering the total rent payment.
    3. There is a $38.00 handling fee for any check returned by the bank for any reason.

    4. Please remit rent payment to:

      Tenants of 1819 JPA = Jefferson Square Land Trust
      Tenants of 2108 JPA = 2108 JPA
      Tenants of 1910 JPA = Ivy Square Realty & Mgt. Co.
      Tenants of Rugby Rd. = Rugby Road Partnership
      Tenants of 140 Valley/536 Valley Rd. = Ivy Square Realty & Mgt. Co.

    Security Deposit

    1. A security deposit must be collected and held into an escrow account until your move out date.
    2. The security deposit equals the total of one month's rent.
    3. The first part of the security deposit is collected when you sign the lease.
    4. The second half of the security deposit is collected on or before your lease start date.
    5. The security deposit will be returned no later than 30 days after the expiration of your lease
      as long as the unit is thoroughly cleaned and in good and substantial repair and condition
      (normal wear and tear excepted).
    6. The deposit shall not be applied to rent except at Landlord's discretion upon Tenants breach of lease.
    7. The deposit will be returned to one individual identified by the group as a representative.
    8. A forwarding address must be submitted in order to receive your deposit.

    Sublease or Assignment

    1. A fee of $200.00 will need to be paid for semester Sublease or any Assignment.
    2. A fee of $50.00 will be charged for a summer sublease.
    3. All subleases and assignments must be approved by Landlord.

    Parking

    1. At all times, tenants are required to display a parking permit when parked in the building parking lot.
    2. Tenants will not permit anyone visiting to park or use permit.
    3. A $10.00 fee will be charged to replace any lost or stolen permits.
    4. All cars parked anywhere on the property other than in a legal space will be towed at car owner's expense by
      Collier's Towing.

    Duties and Obligations

    1. Utilities
      1. Tenants will need to place utilities in their names within 24 hours of the lease start date.
      2. Tenants must leave water/sewer, and power in their name on for 3 days after the lease
        expiration date.
    2. Garbage
      1. Tenants will need to keep premises clean and in safe condition by removing all ashes, garbage, rubbish,
        and other waste in clean and safe manner.
      2. No trash will be allowed to accumulate outside of the apartment exterior door. (A $10.00 charge per bag, container, package etc. will be billed to tenants if removed by Landlord).
    3. Clogged toilets and drains
      1. Tenant will be responsible after the first 30 days of occupancy, for clogged toilet and drains.
      2. Ivy Square Realty & Mgt. Co. charges approx. $40.00 to unclog toilets or drains.
    4. Light bulbs

      1. Tenants will be responsible after the first 30 days of occupancy, for replacing light bulbs.

    Locked Out?

    1. Under no circumstance is Ivy Square Realty & Mgt. Co. obligated to unlock your door for you.
      You can come by the Ivy Square office and pick up a copy of your key during normal working hours.
      If you do not have transportation we can unlock your door as a courtesy to you for a serive fee of $45.00 if it
      is during normal working hours
      or you can call a Lock Smith.
    2. You will need to have some form of identification and your name will have to be on the Lease.

    Pets

    1. Tenants are not allowed to keep pets such as dogs, cats, parrots, or other animals.
    2. A $300.00 charge will be charged for any animals found on the premises.

    Addendum to Renew

    1. Tenant(s) will be sent a letter around the beginning of October acquiring about their intent to stay another year.
    2. Then, Tenant(s) will have about a 2 week period to notify Landlord of intent to renew.
    3. In the event the Landlord is not notified, the unit will be rented to a new group and Tenant(s) will loose renewal
      price.
    4. If Tenant(s) decide to renew, atleast one person will need to sign the Addendum to the Lease.

    Move-out

    Upon the lease expiration date tenants need to vacate the premises no later than 12 noon. There will be a $200.00
    charge per day
    for not vacating the premises on the expiration date.

    1. General Cleaning:
      1. You must vacuum the carpets and have them professionally cleaned, not shampooed.
        We have made arrangements with Sav-On Carpet Cleaners to clean your carpets at a special rate.
        If you elect to use another company, you must notify us in advance.
      2. All appliances must be thoroughly cleaned inside and out.
      3. Bathrooms should be cleaned, including fixtures, vanities & medicine cabinets.
      4. Laundry closet cleaned included floor(check behind the washer & dryer).
      5. Doors to all closets must be dusted and/or cleaned.
      6. Ashes removed from the fireplace(broom clean).
      7. Dirt on walls, baseboards and door trim should be wiped clean where possible.
      8. Kitchen cabinets, interior cabinet shelves and counter tops should be cleaned.
      9. Wall light switches cleaned.
      10. Kitchen and bathroom floors must be swept and mopped.
    2. Walls:
      1. All wall holes puttied or spackled and sanded smooth.
      2. All damage (i.e. chips, dents, cuts, rips, etc.)repaired.
      3. Walls with holes, rips, dents, marks. soilage, putty, spackle, etc. will require
        painting. The walls must look new for the incoming tenants.
    3. Damage:
      1. Any appliances, fixtures, doors, windows, door/window frames,
        window screens or carpeting that is damaged or missing shall be
        your responsibility to repair or replace.
    4. Light bulbs:
      1. All interior non-working or missing light bulbs shall be your responsibility
        to replace.
    5. Drains:
      1. If necessary, drains should be unclogged.
    6. Keys:
      1. Keys must be returned properly labeled. If they are not labeled with the
        apartment number, room letter and name, Ivy square Realty & Mgt. will not be
        responsible if you are charged for missing keys. Keys will need to be returned
        at move out.
    7. Parking Passes:
        Parking passes must be returned at move out or a fee may be charged to your security deposit.
